A four storey college building developed by Rupert Stanley College in the 1960s. The building provided new premises for the College following relocation from Templemore Avenue. Rupert Stanley College merged to form the Belfast Institute of Further and Higher Education in 1991 and in 2007 the college was re-branded Belfast Metropolitan College (Belfast MET). The college closed the Tower Street building in 2017.

Maple + May (a subsidiary of Choice Housing) acquired the site in 2018.

Maple+May Ltd submitted a planning application (LA04/2019/0758/F) in April 2019 proposing to convert the four storey former college building to 28no. apartments and demolish two large annexes to develop two blocks of 10no. terraced dwellings. The application was withdrawn by the applicant in January 2020.

Vault Artist Studios established a temporary multi-disciplinary arts collective within the building during summer 2018.

Choice Housing ran a competition during late 2021 seeking an architect-led design team to progress the c.£5m redevelopment of the site, including approximately 30no. affordable, social and private rent homes.
