The Quarter is a proposed conversion of Mark Royal House student accommodation into tourist accommodation to be known as The Quarter.

The existing five-storey building was built c.1965 by Vincent B Gallagher for office use.

Progressive Property Investments Ltd and Hall McKnight Architects submitted a planning application (Z/2013/0686/F) in June 2013 proposing to change the upper floors of the vacant office building to student living accommodation comprising 45 single bedrooms with en-suites and communal kitchen / living / dining facilities. The application was approved in December 2013.

Turkington Construction commenced construction in September 2014 and the student accommodation was completed in September 2015.

A 3,000ft2 Centra convenience store opened on the ground floor at Donegall Street in June 2016. A Sailor’s Grave tattoo studio opened on the ground floor at Royal Avenue (1,400ft2).

The student accommodation is proposed to be converted to tourist accommodation during 2021. The 45-bedroom property will be operated by the Warren Collection and known as The Quarter. The scheme will include a 24-hour reception, guest lounge area, self service cafe and guest laundry.
