One Grosvenor Gate is a proposed 284,012ft2 (NIA) office building located at Grosvenor Road, opposite the new Belfast Transport Hub.
The site is currently occupied by a two storey plumbing trade supplies warehouse and is bound by the Westlink to the west, Stanley Street to the east and Grosvenor Road to the south.
G5 Gateway Offices Ltd submitted a planning application (LA04/2020/1666/F) in August 2020 proposing to demolish the existing two storey building and develop a 14 storey office building with 21 car parking spaces, 10 motorcycle spaces and 260 cycle spaces. The application was recommended approval at the March 2021 Belfast Planning Committee.

The marketing notes that the project could be developed as one single building comprising 226,823ft2 (NIA) or in two phases. Phase one would comprise a 166,026ft2 (NIA) office building across 14 floors with an adjacent temporary pocket park. Phase two would comprise a 54,530ft2 (NIA) office building across 8 floors on the site of the pocket park.
