A development of five residential buildings comprising 75no. apartments over basement car parking. Designed by Cooper Cromar Architects for The McGinnis Group and built 2006 – 2007.

 

The 2.5 acre site was previously occupied by Malone Barracks. The site was transferred from the Ministry of Defence to the NI Office of First & Deputy First Minister (OFMDFM) in March 2003. OFMDFM then placed the site on the open market, without planning permission, with a guide price of £3.4m.

Five offers ranging from £3m – £5.5m were received by the May 2003 deadline; two late bids were rejected. The highest bid of £5.5m was also rejected as it was conditional on the developer receiving planning permission. An unconditional bid of £4.7m was accepted in June 2003 although the bidder withdrew the offer citing tree preservation orders as a restriction to proposed development. The site was re-advertised in August 2003 and in October 2003 a bid of £3.8m was accepted from a different developer. The site transferred in December 2003 from OFMDFM to the developer. On the same day the developer transfers the site to another developer using a “bare trustee” arrangement. The McGinnis Group submitted a planning application (Z/2004/0358/F) in February 2004 proposing a residential development comprising 75no. apartments over a basement carpark. The application was approved in December 2005 and construction commenced in 2006.
