A four storey hotel building (c23,400 ft2) built 1996 for Botanic Inns Ltd. The York Hotel previously occupied the site from at least 1960 until closing in 1995 for redevelopment.

Botanic Inns Ltd submitted a planning application (Z/1994/1067) in December 1994 proposing to demolish the York Hotel building and develop a new hotel building. The application was approved in February 1995. A further application (Z/1995/0914) was submitted by Botanic Inns Ltd in September 1995 proposing amendments to the previous planning approval, including revised elevations and addition of a roof-top plant room. The application was approved in December 1995. Madison’s Hotel opened in 1996 and comprises 35 bedrooms, ground floor bar / restaurant and basement bar / nightclub.

Botanic Inns Group was placed into administration in May 2013. Madisons Hotel was one of a number of premises controlled by Botanic Inns. Later in the same month the Horatio Group was appointed by NAMA to manage the hotel business. The Horatio Group is controlled by Mr Stephen Magorrian, who had controlled the Botanic Inns Group until it was placed into administration.

Madisons Hotel was placed on the market in October 2015 by Lambert Smith Hampton on the instructions of Keenan CF, the administrator of Lisk Ltd, with a guide price of £2.3m.

Havana Trading Ltd acquired the property in February 2016. The Belfast Telegraph reported the sale price as £1.75m.

Botanic Way Ltd appointed O Donnell O Neill in 2016 to oversee refurbishment of the building’s interior. Pure Fitout commenced work to refurbish the interior of the hotel during September 2017.

House Belfast opened in January 2018 following a £2m investment from the NolaClan Group. The refurbished hotel comprises 31 bedrooms, The Whiskey Room and a restaurant. A basement bar and club will open later in 2018.
