A five storey office building (91,500ft2) bound by 40 -44 Victoria Street, 92 Ann Street, Princes Street and Marlborough Street.

Designed by Ferguson & McIlveen for Aero Properties Ltd and built by Farrans Construction between autumn 1990 – autumn 1992.

The building was initially proposed as the first phase of a £20m mixed-use scheme known as the Abercorn Centre. The mixed-use scheme was proposed by Aero Properties Ltd and a planning application (Z/1989/3000) submitted in November 1989 proposed offices (160,000ft2), retail (16,000ft2), residential (12no. apartments) and car parking within lands bound by Donegall Quay, Ann Street, Victoria Street and Queen’s Square. The proposal was granted planning permission in May 1990.

AIB Group (UK) PLC submitted a planning application (LA04/2019/0069/F) in December 2018 proposing changes to relocate the building’s entrance to the corner of Ann Street / Victoria Street and carry out minor alterations to the facade.

Work commenced during late 2019 to refurbish the office accommodation for AIB. Nigel Lynch Associates are project managing the work which is scheduled to complete during early 2021.
