Claymore Properties Ltd and Coogan & Co Architects submitted a planning application (Z/2006/1546/F) in June 2006 proposing to develop 103no. apartments with basement parking and 11no. townhouses with communal car parking. The application was approved in August 2009. The permission expired in 2014 with no development proceeding.
The site was placed on the market in November 2013 and again in February 2017.
South Belfast Properties Ltd submitted a planning application (LA04/2018/0618/F) in March 2018 proposing to develop 49no. houses on the site. The application was approved in June 2019.
A Belfast Media Group article in May 2020 noted that work was about to start on the site when the Covid-19 pandemic caused a shut down of the construction sector.
Savills placed the site on the market in August 2021 with offers invited in excess of £1.5m.
Rea Estates began marketing ‘First & Third Avenue’ during late 2021. The marketing material describes “49 turnkey finish homes” comprising “48 three bedroom semi-detached houses and 1 three bedroom detached house“.
