A proposed 15 storey purpose built managed student accommodation building comprising 274no. rooms over a ground floor 7,000ft2 commercial unit.

The site was developed by Deramore Holdings Ltd in 1989 when a two-storey L-shaped commercial building (c10,000ft2) was built (planning ref: Z/1988/2665).

Landor Properties Ltd, Hughes & McMichael and TSA Planning submitted a planning application (Z/2008/2205/F) in October 2008 proposing to redevelop the site with a 14-storey building comprising ground floor retail and office accommodation above. The proposal was amended and reduced to 12-storeys and subsequently approved in October 2014, although development did not commence.

The site was placed on the market by Lisney in March 2016 with offers invited over £1.25m. ES Little Vic Street Ltd acquired the site during 2016.

ES Little Victoria Street Ltd submitted a planning application (LA04/2018/2602/F) in October 2018 proposing to develop a 15 storey purpose built managed student accommodation building over a ground floor commercial unit. The application was approved in March 2021.

McCormack Demolition demolished the 1989 commercial building during March 2019.

ES Little Victoria Street Ltd submitted a planning application (LA04/2021/2242/F) in September 2021 proposing to amend the previous approval (LA04/2018/2602/F).

Construction is expected to commence during early 2022 and complete August 2023.
