Hegan & Company Ltd submitted a planning application (LA04/2016/2359/F) in October 2016 proposing to demolish the existing buildings at 46 – 52 Upper Queen Street and 11a Wellington Street and develop an eight storey building comprising ground floor retail unit (c1,700ft2) and office accommodation above (13,790ft2 net). The application was approved in July 2018.
Ulster Architectural Heritage issued Judicial Review proceedings in October 2018 to challenge the lawfulness of the decision to approve. During the same month the High Court ordered that the decision to approve be quashed. The application was reconsidered and approved in September 2019.
Flexible workspace provider Urban HQ now plans to develop the site as a second location to their existing Eagle Star House building at Upper Queen Street.
