41 – 51 Royal Avenue

A 4-storey (with 5th attic storey) building designed in an Italianate classical style following the standard eave, ridge and cornice height set out during the redevelopment of Royal Avenue during the 1880s.

Alterity Investments redeveloped the building in 2013 to provide 9,000ft2 of retail accommodation. The works also comprised new shopfronts including traditional cast stone pilasters.

Unit 1 at ground floor and upper floors was occupied by Bravissimo (April 2014 – March 2020). Unit 2 at ground floor is occupied by Greggs (opened May 2016). Unit 3 remains vacant (LA04/2016/2258/F permits change of use from retail to coffee shop/restaurant).

The building is proposed for alteration, extension and refurbishment (LA04/2017/2213/F) as part of Phase 1b (LA04/2017/2126/F)  of the former Royal Exchange outline masterplan (LA04/2017/2341/O).
