A three storey retail building designed by Leach Rhodes Walker for Brador Properties and built 2000 – 2001. By completion of the £30m building in 2001 the clothing retailer Next had agreed to let 46,000ft2 at an annual rent of £850,000 and W H Smith agreed to take 23,000ft2 at an annual rent of £745,000. W H Smith closed in 2012 and the unit was re-let to Eason which moved from 20 Donegall Place.

The 67,000ft2 building was acquired by Paris-based Corum Asset Management in June 2018 for £16.4m.

Previously on the site was two buildings of five and six storeys (c1955 and c1970) occupied by clothing retailer C&A (closed 2000). The buildings were demolished late 2000.
