A 14-storey purpose built managed student accommodation building comprising 717no. student bedrooms in cluster flats and studios. The scheme was developed by Valeo Group and is operated by LIV student. Graham Construction commenced construction in April 2019 and completed the building in August 2021.
81 – 99 York Street was occupied by Magnet House; a 4 storey office building at the corner of Great Patrick Street that was occupied for many years by the Department of Agriculture. The building was demolished in June 2016.
101 – 107 York Street was occupied by two buildings of two (no. 101) and four storeys (nos. 103 – 107) in height; occupied by CCE Catering and A R C respectively. CCE Catering obtained planning permission (Z/2002/1691/F) for a 56,000ft2 office building at 101-107 York Street in March 2003. CCE relocated during late 2006 and P. Elliott & Co. acquired the site. P Elliott submitted a planning application (Z/2007/0194/F) in January 2007 with JNP Architects proposing an 11 storey building comprising 61no. apartments, 15,000ft2 of office space and basement parking. The application was approved in January 2009. In 2011 the site at 101-107 York Street transferred to the Irish National Asset Management Agency (NAMA). CBRE placed the 0.24 acre site on the market in 2013 with offers invited around £350,000. The site sold in November 2014 and the buildings at 101-107 York Street were demolished between May – June 2016.
Limux LLP (UniCiti LLP) acquired the combined site and submitted a planning application (Z/2015/0138/F) in January 2015 proposing to develop an 11 – 14 storey building comprising 590no. ensuite double bedrooms with shared communal areas and kitchens and 92no. studios; 2no. retail units at ground floor level; 2no. landscaped courtyards; reception/management suite and communal areas; car parking and cycle provision. The application was approved in May 2016.
Demolition of the buildings at 81 – 107 York Street was completed by McCormack Demolition between May 2016 – August 2016.
York Street Student Properties Ltd submitted a planning application (LA04/2016/2385/F) in November 2016 proposing to amend planning permission Z/2015/0138/F to develop purpose built managed student accommodation comprising 717no. beds with shared communal areas, 2no. retail units at ground floor level; 2no. landscaped courtyards; reception/management suite and communal areas; car parking and cycle provision. The main changes from the initial application comprise an additional 35no. bedrooms and elevational amendments. The application was approved in June 2017.
MARTIN Contractors completed an electric substation required for the development during early 2018.
Valeo Group acquired the site during 2019 and Graham Construction commenced work on-site during April 2019.
Valeo Management Ltd submitted a non-material change application (LA04/2019/2303/NMC) in October 2019 proposing to alter the window alignment on the building facade to reflect a new internal layout and changed room sizes and to re-arrange the layout of the ground and first floor common areas.
The development was completed and opened in August 2021. It is operated by LIV Student.
