A proposed 12 storey residential building comprising 39no. apartments over basement, ground and mezzanine car parking and ground floor gallery space. The building was designed by McGonigle McGrath Architects and is proposed for a vacant site adjacent to Sinclair Seamans Church on Corporation Street.

TLC Enterprises submitted a planning application (Z/2007/1314/F) in May 2007 proposing to develop a 15 storey residential building comprising 51no. apartments. The application was refused in May 2009. TLC appealed the decision (ref. 2009/A0158) and the Planning Appeals Commission issued a decision to uphold the refusal in April 2011.

TLC Enterprises submitted a revised planning application (Z/2010/0949/F) in July 2010 proposing to develop a 14 storey residential building comprising 44no. apartments. The proposal was reduced in height and the number of apartments reduced to 38no. during August 2012. A further amendment during February 2014 reduced the height of the building to 12 storeys and the number of apartments to 39no. The proposal also comprises a ground floor commercial unit (90m2), car-parking (30no. spaces) and bicycle parking (15no. stands). This revised application was approved in November 2014.

The development site was acquired by Clarendon Dock Ltd in January 2018.

Three discharge of planning condition applications were submitted by Juno Planning on behalf of Lioscarran Holdings in September 2019. The applications include details of the proposed archaeological programme of works, remediation strategy and a piling risk assessment.
