The Lighthouse is a residential development planned for brownfield land bounded by Nelson Street, Great George's Street, Little York Street and Little Patrick Street. Planning permission was granted in January 2011 to construct 238 one and two bed apartments with 200 parking spaces on the ground and first floor levels and an elevated landscaped central courtyard. The developer is Big Picture Developments, whilst the architect is Robinson Patterson Partnership.
The Lighthouse is a residential development planned for brownfield land bounded by Nelson Street, Great George's Street, Little York Street and Little Patrick Street. Planning permission was granted in January 2011 to construct 238 one and two bed apartments with 200 parking spaces on the ground and first floor levels and an elevated landscaped central courtyard. The planning application for the development originally sought permission for 16,700sq m / 180,000sq ft of office accommodation and 148 apartments over a double level basement car park. This was amended to remove the basement parking and office space whilst increasing the number of apartments due to concerns raised by Planning Service, market circumstances and a requirement for an environmental impact statement due to the height of the proposal. The height of the development was also reduced from 66.5m / 17 storeys to a height of 38.5m / 12 storeys. Three letters of objection were submitted for the proposal relating to height, materials and density. The Northern Ireland Housing Executive (NIHE) was consulted and made objected to the site being developed for private use as 0.33ha of the site was zoned for social housing by the draft Belfast Matropolitan Area Plan 2015 [dBMAP]. Under the conditions of the planning approval 20% of the development will be set aside for social housing. A previous planning approval from 2006 exists [Z/2004/0714/F] which permits the redevelopment of site to provide 48 apartments and 18 houses. |
