The site of the proposed 128 bedroom hotel development by Andras House is currently used as surface level car parking with access from St Andrews Square. 

In 1998 a planning application (Z/1998/2259/F) proposed the construction of a ten storey office building with ground floor retail (plus basement floor storage and plant room).

In August 2009 Andras House submitted a planning application seeking approval for a 130 bedroom hotel to a design by Todd Architects. The proposed 14 storey hotel would measure 45m and was to be finished with blue / grey facing brick, white render, purple / grey rainscreen cladding and aluminium curtain walling. During the planning process concerns were raised over the height, materials and lack of active frontage at the ground floor level. 

The amended scheme (as approved in February 2012) proposes a 128 bedroom hotel with associated uses including a bar, lounge and dining facilities. The ground floor includes staff areas (changing rooms, showers, offices, kitchen area, storage and plant areas) and the main hotel entrance, coffee area and toilets with access to the upper floors. The first floor provides a bar, dining and lounge areas and the second floor provides a fitness area and bedrooms. From second floor level upwards the building steps in at the rear and provides the remaining bedroom accommodation. The approved scheme is to be finished with red brick and white render with grey rainscreen cladding to the upper floor and along a portion of the ground floor. Curtain walling is to be used along vertical strips and at first floor level. The approved building is also 14 storeys but is 2m shorter than the original proposal at 43m in height.
