South Bank Square
South Bank Square is a mixed use development proposed for a one acre site between Great Victoria Street and Dublin Road. In spring 2007 Robinson McIlwaine Architects won the Master Plan competition for the redevelopment of the site by Peter Dolan's Jermon Developments. In June 2010 a large portion of Jermon Developments portfolio, including the South Bank Square site, were placed in receivership with Tom Keenan of Keenan Corporate Finance (appointed by Anglo Irish Bank). During 2011 the site was placed on the market by Osborne King and in late 2011 it was reported that the owner of BSG Civil Engineering Ltd, Seamus Gillan had purchased the site for between £4m - £5m. Mr Gillan established South Bank Square Ltd to take forward the previously designed scheme by Robinson McIlwaine Architects.
Later in 2011 two planning applications were submitted for hotels on the South Bank Square site. An agreement and lease was signed between French company Accor to operate a 2 star ETAP hotel and a 4 star Novotel hotel. The 6 storey, 147 room ETAP hotel sits on the Dublin Road end of the site and the 14 storey Novotel hotel is located on the site of the current Fanum House on Great Victoria Street. The Novotel consists of 173 bedrooms and conference and leisure facilities.
Future phases within the Master Plan provide office accommodation and commercial space along with a major public realm space acting as a pedestrian and visual link between Dublin Road and Great Victoria Street.
