Saint Anne's Square is located to the rear of Saint Anne's Cathedral along Dunbar Link. It is a brownfield redevelopment project centred around a new 14,000sq ft public piazza and includes a 169 bed Encore by Ramada Hotel, 35,000 sq ft of ground floor restaurant space, 15,000 sq ft of first floor office space, a 16,000sq ft gym, 103 Apartments and a 560 space, Q-Park operated, multi storey car park. Construction began on the development by TURNUS Ltd in March 2007 and was completed by Kennedy Group in October 2009. The WDR & RT Taggart designed scheme has since won a variety of awards including the "Best Regeneration Project in Northern Ireland, 2010" at the RICS Awards.
The project is constructed on the axis of Saint Anne's Cathedral to the rear of the listed building and Dunbar Link. The development was unveiled by developers CUSP and Kennedy Group in June 2005 when they formed a joint venture [TURNUS Ltd] to proceed the scheme to construction phase. As part of the preparations for the development the surrounding road layout was altered in 2006 to remove part of Edward Street, Exchange Street and Dunbar Street [Wesley Johnston's site explains the changes in more detail and includes some photos:www.wesleyjohnston.com/roads/cathedral quarter changes.html]. The new road network was operation by the end of 2006 and in March 2007 planning permission was granted for the development after initially being submitted in December 2004. Construction commenced immediately in March 2007 by Kennedy Construction. Meanwhile, in May 2007 another planning application was submitted and eventually approved in April 2008 which increased the number of hotel rooms provided for in the development. Phase one of the development, Northern Ireland’s first Ramada Encore Hotel, opened on 6th April 2009 providing 169 bedrooms. The developments multi storey car park also opened on the same date and is operated by Q-Park. The remainder of the development was completed in October 2009 and provides a new 14,000sq ft public piazza, 35,000 sq ft of ground floor restaurant space, 15,000 sq ft of first floor office space and 103 Apartments. The first office units were let in 2010 and on 18th November 2010 Pure Gym opened a 16,000sq ft 24hr gym on the first floor. The developments first restaurant, the Potted Hen, opened on 15th November 2010 providing a 72 seater, 2,700sq ft French styled bistro restaurant on the ground floor opposite the Cathedral. The 4th Wall restaurant opened in 2011. Tenants previously reported such as Starbucks, Piccolino & Dunne & Crescenzi have not opened within the Saint Anne's Square development. |
