A cleared development site located at the comer of Ormeau Road and Shaftsbury Avenue.

The site had been owned by Andrew Bradley Ltd since the 1980s until being offered at auction during late 2013 with a guide price of £180,000.

 

A planning application (Z/2006/1931/F) submitted in August 2006 proposed to develop a five-storey 65no. bedroom hotel with associated restaurant, bar, conference room and car parking. The application was refused by DoE Planning in April 2007 to prevent overdevelopment of the site and due to the proposal being deemed out of keeping with the character and appearance of the area by reason of scale, form, massing and design, leading to dominance, overshadowing and loss of light to neighbouring residential properties.

A planning application (Z/2007/0758/F) submitted in March 2007 proposed to develop 4no. retail units, 17no. apartments and car parking. The application was refused by DoE Planning in January 2009 to prevent overdevelopment of the site and due to the proposal being deemed inappropriate in scale, form, massing, layout and design, resulting in dominance and overshadowing to neighbouring residential properties.

A planning application (Z/2010/0274/F) submitted by Mr A Bradley and M. F. O’Hare & Associates in March 2010 proposed to develop 4no. retail units, 14no. apartments and associated car parking. The application was approved in August 2012.
