Building History:
The building was previously the site of Minnesota Fats Snooker Hall and owned by City of Belfast Warehousing. The building was subject to redevelopment in 1991 following a planning application in 1989 [Z/1989/2177] to refurbish the exterior and create a ground floor retail showroom. The scheme to refurbish the exterior received an Urban Development Grant and the contract cost was £600,000. Recent Redevelopment Proposals: In January 2008 plans were lodged [Z/2008/0115/F] with Planning Service to demolish 75 - 81 Victoria Street [Lagan House] and construct a nine storey office building with a ground floor retail unit. Also in January 2008 another application was lodged [Z/2008/0352/F] which proposed a ten storey building comprising 53 apartments and ground floor retail. Both applications were refused in June 2008 as they were "contrary to Policy BH12 of PPS6 and, if allowed, would disrupt the setting of nearby listed buildings, and in particular St. George's Church by introducing a discordant scale to Victoria Street at a visually crucial location, thereby detrimentally affecting the appearance of the Conservation Area.” Both applications were then subject to planning appeals [2008/A0076 & 2008/A0074] although subsequently dismissed in February 2010 and the DoE refusal decision was approved. |
