The proposal is to demolish the existing 2 storey building (occupied by a public house and betting office) and build a 12 storey mixed use development. The development seeks to provide a ground floor public house, bookmakers and cycle hire store with two first floor office units. 28 aparthotel units are proposed on the upper 10 floors, including a duplex penthouse.
A letter of objection from Mapeley Steps Limited, the owner of the adjoining Dorchester House (52 - 58 Great Victoria Street) was received in November 2010. Dorchester House has a number of windows on the side of the building that the proposed development would be constructed. Mapeley Steps object to the obstruction of light that would be caused by the proposed development. The Historic Buildings Unit in reply to consultation "remains seriously concerned with regard to the form, massing, proportions, detailed design techniques and materials of the proposal" The NIEA:HBU further commented that, "the design requires further simplification. Details such as the stepping down in storeys to the rear are too fussy. The building should not act as a competing focus to the listed building. The entrance on to Great Victoria Street is of poor quality and requires greater design input." (15 September 2010) |
