Deramore Property Group and Land Securities proposed the College Gate scheme during the early 2000's as part of the competition for funding which was eventually awarded to Multi Development Corporation / AM to develop Victoria Square. College Gate involved a comprehensive redevelopment of the area to the west of the main city shopping core.  The scheme proposed that the street pattern remain largely intact and the only significant land assembly required would have been the Fountain Centre.
