The development provides office space and a hotel in a ten storey building located just off Bedford Street. The 145 bedroom Radisson Park Inn hotel opened its doors on 15 December 2008.

Demolition of the superbowl began in 2007 under the supervision of John Tinnelly and Sons and site progress can be seen from the pictures below. The building was originally to be completed by summer 2007 as it has been planned from 2005 but was delayed . A crane was erected on the site in September 2007 and Clarence Street West was closed from Bedford Street to McClintock Street to allow for construction until completion in November 2008.
