Bedford Square
Bedford Square is a mixed use development located at the old William Ewart Linen Complex on Bedford Street. The current masterplan for the development site was created by Todd Architects in the early 2000's and proposes a new civic space surrounded by mixed use buildings. Phase one is completed and provides a £22m 130,000sq ft office building over 13 floors for government departments. Phase two is on hold although planning has been granted for the 26 storey office tower which will provide 225,000sq ft of lettable floor space. Phase three has also secured planning permission although is on hold. When completed it will provide a 70 bedroom hotel in the refurbished listed Ewarts Warehouse and will complete the Bedford Square scheme.
A £22m redevelopment plan was originally submitted in the 1989 for a scheme labelled, 'The Atrium', however this never came to fruition after planners vetoed the scheme. In May 2000 the 1.2 acre site was put on the market with an asking price of £10m.

Phase One: 1 Bedford Square

Linum Square is a 13 storey office block providing 130,000 sq ft of office space and a 100 space two level basement car park. Phase one was constructed in 18 months between March 2004 and September 2005 by McAleer & Rushe under a PPP procurement route. Invest NI occupy the lower eight floors of the building as their headquarters while the Law Commission occupy a further 5,866sq ft of the building.
Phase Two: Bedford Tower

Phase two will provide a 26 storey 225,000sq ft office tower rising to 104m. The future tallest office building received planning permission in June 2007 although current economic conditions have resulted in the development being placed on hold.
Phase Three: Ewarts Warehouse
Z/2006/2325/F
Phase three proposes to to restore and extend the listed Ewarts Warehouse building. The refurbishment will provide a 70 bedroom 'boutique' hotel and complete the mixed use redevelopment around the new civic square. Planning permission was granted in August 2008 for phase three however economic conditions have resulted in the development being placed on hold.
