Property group Dunloe Ewart announced their plans for the site in November 1998. Initially the building was designed symmetrically, however a late consultation with Laganside Corporations Architectural Advisor resulted in the building being extended to meet the footpath on East Bridge Street. Therefore the previous concept of four identical quadrants making up the building design was abandoned. The re-design created a 30% increase in lettable floor space and a 20% increase in building costs.
The £30m office development secured Fujitsu - Siemens as a major tenant in late 2000 on a 20 year lease at a rental level of £13.50 per sq ft. Fujitsu occupy 79,000sq ft on the top three floors of 9 Lanyon Place. The second major tenant to be announced was Northbrook Technology NI (subsidiary of Allstate Insurance) in late 2001 with a rental level reported in the Irish Times of £15.50 per sq ft. |
