The development involves the demolition of the existing retail unit and the construction of an eleven storey mixed use building comprising 50 apartments, ground floor retail and parking and first floor retail and basement parking.

Planning permission was applied for in November 2007 for a mixed use 15 storey building on the corner of Little Patrick Street and Nelson Street, providing 75 apartments, ground floor retail and parking and first floor retail and basement parking. In April 2009 the application was amended to reduce the number of apartments to 50 and the height from 15 storeys to 11 storeys. The remainder of the scheme remains unchanged. The amended application was approved in February 2010.
